Reservations
Check-In and Check-Out
Check-in is after 4:00 PM; check-out is before 11:00 AM.
Advance Deposits
A credit card deposit is required to confirm all reservations. The deposit for a one-night stay is 100% of the total. For stays of two or more nights, a deposit of 50% of the total is required. The remaining balance, if any, will be charged to the credit card 14 days prior to arrival. All reservations are subject to receipt of the required deposit, which will be applied to the final night(s) of your stay.
Gift Cards for Payment: A valid credit card is required for all reservations. If using an Emerson Inn gift card, it will be applied to the reservation at the time of booking, and any remaining balance will be charged to the credit card on file. If no balance remains, a $100 pre-authorization will be placed on the credit card for incidentals and will be released at check-out if no additional charges are incurred.
Cancellation Policy
Reservations may be canceled up to 14 days prior to arrival for a full refund of the deposit, less a $45 processing fee. Cancellations made within 14 days of arrival are non-refundable. Shortened stays are treated as cancellations, and the full stay will be charged if changes are made within 14 days of arrival or during your stay. Reservations of three or more rooms require a 30-day cancellation notice and are subject to the same fees.
Payment
We accept cash, Mastercard, Visa, American Express, and Discover. A valid credit card is required on file for all reservations and incidentals, even when paying in cash.
Room Rates
All rates are per room, per night, based on double occupancy, and are subject to Massachusetts room tax (currently 11.7%).
Most rooms accommodate a maximum of two (2) guests. Where triple or quad occupancy is available, the following additional guest fees apply:
- $75 per night plus tax for each additional adult
- $25 per night plus tax for each child (ages 4–15)
- Children under 3 stay free

Swimming Pool
Our outdoor, ocean-view pool is heated and open seasonally for all guests.
Breakfast
A full breakfast is available daily for in-house guests and may be enjoyed in our common areas or outdoor spaces. Breakfast is included for two guests; additional guests may purchase breakfast. Pricing is available at check-in.
Dining and Entertainment
The Emerson Inn does not currently offer full-service dining. Our team is happy to recommend local restaurants and coastal favorites in the Rockport area. The Inn offers seasonal entertainment and special events, including live music and curated gatherings in our shared spaces. Pets
Dogs are permitted with certain restrictions, including a weight limit of 25 pounds. Dog-friendly rooms must be reserved in advance by phone. Please contact us directly at (978) 546-6321 to book a dog-friendly room. Click here to learn more about our dog policy.
Service Animals
In accordance with Massachusetts law, service animals are welcome at The Emerson Inn and are not subject to pet restrictions or fees.
Smoking
The Emerson Inn is a non-smoking property. Smoking is not permitted inside the building or on the veranda or grounds.
A $500 fee will be charged for any violation of this policy.
No Elevator
Due to the historic nature of the property, there is no elevator at The Emerson Inn. Our team is happy to assist with luggage.

Items Left Behind
We are happy to assist with returning personal items left behind. Shipping and handling charges, along with a packing fee, will be billed to the credit card on file.
